Apartment problems!! Advice please...?

I have lived at my current apt for almost a yr now. When I moved in my daughters room had a weird odor, I find out her closet has a leak under the carpet and water is coming in from outside. Mold, has actually started to creep up the walls. Then my water heater takes a dump, as well as my garbage disposal and dish washer, not to mention, our ceiling has a leak!! So I start calling my mgr last month, no response. I find out she out of the country on vaca, which she did not inform us of this. So when its time to pay rent, I leave a note listing our problems. Well her son calls me the next day 2/6/08 and says he'll have someone come out. Well they come out that wk, diagnose the problems and say they'll be out that Saturday to fix them. Well the maintenance guy comes out, messes with a few things, turns the pilot back out and they leave. Well still nothing was fixed and once again our water heater is not working and this time we smell a lot of gas... continuedApartment problems!! Advice please...?
Why are these apartments so hard to get in? It sounds like you've had nothing but trouble, I'd be trying hard to get out!





You might want to check your lease to see if there are conditions about the landlord providing maintenance in a timely manner.


Depending on what state you are in you may have a legal right to break your lease - but don't try it without talking to a housing lawyer or a somebody in the state housing department.


Under NO circumstances should you withhold your rent or otherwise violate your lease. (I know, it's a rotten situation, but if you have to get lawyers involved in the future you want to look like the model tenant.)





If this has been going on for nearly a month it's pretty obvious that the maintenance is not being done in a timely fashion. You need to keep a factual log of your attempts to contact the landlord (or her representative). Record date of contact, type of contact (note, email, phone call), what was discussed - including any resolutions you agreed to, also keep track of all of the service appointments and a general description of what the service tech did. (You don't need to be too technical, but know if the gas was turned on or off, if something was replaced - a lot like this post.)


Your post is (understandably) emotionally charged - try to keep the frustration out of the contact log you're making.





Present the contact log to your landlord. Make sure she actually DOES know how much trouble you're going through. Let her know that you are happy to work with her to get these repairs done, but they need to be done. If you do not see results in 2 or 3 days contact the housing authority in your area and ask if you have any legal rights as a tenant. The people there will likely want to see a copy of your lease and your records about contacting your landlord.Apartment problems!! Advice please...?
your a renter its not your responsibility to fix things like that if your landlord gives you problems call the news station by you like fox 5 on your side they help
u should hold ur rent until they fix everything u can put it in an escrow accountuntil they fix everything. good luck
My advice is to ask if there is another apt that is in the same building that you can move to, or if not be put on the list to move when one becomes vacant
